Set on the Omiš Riviera, approximately 200 metres from the beach, ALMISSUM Residences brings together four self-contained residences within one contemporary Mediterranean property. Panoramic sea views, generous terraces, floor-to-ceiling glazing and warm natural finishes create a calm setting between the Adriatic coast and the surrounding mountains.
Designed for families and private groups of up to 22 guests, the property offers 11 bedrooms and 11 bathrooms across the Garden, Terrace, Panorama and Penthouse Residences. Each residence provides its own private living space, while the terraces and 12 × 5 metre outdoor pool offer natural places to spend time together. Parking is provided in four garages and four additional covered spaces.
During the warmer months, days can move effortlessly between the sea, pool and terraces, with Omiš, the Cetina landscape and Split within easy reach. In winter, the natural light, independent living areas and quieter coastline make ALMISSUM equally suited to extended stays and unhurried time with family or friends.
From 1 April to 14 November, ALMISSUM is available exclusively as a complete-property stay. From 15 November to 31 March, guests may reserve either an individual residence or the complete property. The outdoor pool is closed from 1 November to 31 March.
Completed in 2024, ALMISSUM combines the privacy of a villa with the flexibility of four independent residences — allowing guests to stay together without giving up personal space.

Arrival and directions
ALMISSUM Residences is located on the Omiš Riviera, approximately 25 km south of Split and 40 km from Split Airport. We recommend arriving by car.
From Split or Split Airport, follow the D8 coastal road towards Omiš. The exact property address, Google Maps location and final access instructions will be provided before arrival.
Private on-site parking is available. Parking allocation and check-in details will be confirmed prior to your stay.
If required, we will be pleased to assist with arranging a private airport transfer in advance.

Thomas Maros is the Founder and Managing Director of ALMISSUM and oversees the direction of ALMISSUM Residences. The boutique property on the Omiš Riviera comprises four individually designed residences and is managed with a clear focus on privacy, comfort and a well-organised guest experience.
Arrival arrangements are coordinated personally before each stay. During your visit, Mario Popovac is also available as our local representative for check-in, questions relating to the property and any urgent assistance required.
Our approach is attentive and discreet: we respect our guests’ privacy while remaining reliably available whenever assistance is needed. Communication is available in German, English and Croatian.
